PLANNING SERVICES WE OFFER

Our firm has extensive experience working on a range of planning projects in communities of all sizes. Focusing future development in areas that already have infrastructure, and viewing the community as a dynamic ecosystem that provides many services is an important step toward being a resilient community. Some of the projects we have assisted communities with include policy and regulatory audits, transportation planning, form based codes, master planning, public outreach and facilitation, and design charrettes.

  1. Master Planning

Providing inclusive long range planning that is intended to steer growth and development of a community. It normally includes analysis, recommendations, and proposals for the community’s population, economy, transportation, housing, facilities, and land use.

  2. Policy & Regulation Audits

Land use policy and regulation audits are designed to identify the level of coordination between the existing land use planning documents and regulations. Audits of this nature will identify any inconsistencies between the master plan and the current versions of the zoning ordinance, site plan review and subdivision regulations. The purpose of conducting an audit of a community’s planning documents and land use regulations is to ensure that the future land use plan and associated recommendations in the master plan can actually be implemented under the existing regulations.  If there are inconsistencies in these relationships, it is important to address them before it is too late and the community is no longer able to achieve its stated vision.

  3. Drafting Land Use Regulations

We are available to draft land use regulations that will assist the community with the implementation of its stated vision. These include zoning ordinances, site plan review, and subdivision regulations. We have extensive experience working on very specific ordinance initiatives and assisting communities with complete zoning re-writes.

  4. Facilitation

Facilitating community dialogue to address existing issues or create avenues for positive change is a service we provide. Past facilitation projects have included regional discussions around natural resource issues and transportation infrastructure, watershed scale conversations related to land use and environmental quality, and municipal scale discussions related to planning initiatives.

  5. Design Charettes

A charrette is an intensive planning session where citizens, designers and others collaborate on a vision and design details. It provides a forum for ideas and offers the unique advantage of giving immediate feedback to the designers. Design charrettes are collaborative efforts with diverse teams of professionals and stakeholders trying to address a specific area or range of issues in a compressed timeframe. The goal is often to work together to produce a set of finished documents that address all aspects of the situation and provide design solutions. Because the input of all the stakeholders is gathered during this compressed timeframe it is possible to produce results more efficiently and cost-effectively through this collaboration. We have led charrettes for individual sites, downtown and village areas, and large undeveloped portions of communities.
